Queen Anne's County Court, to wit: Be it remembered that on the fifteenth day of May in the year Eighteen hundred and seventy four the following Deed was brought to be recorded, to wit:
This Deed made this fourteenth day of August in the year one thousand eight-hundred and seventy three by me, Ann C. Nicholson of Queen Anne's County, Maryland. Witnesseth That for and in consideration of the sum of one dollar and in further consideration of the natural love and affection which I bear to my son herein after named. I, the said Ann C. Nicholson have given and granted and by these presents do give grants and convey to my son Hopper E. Nicholson All that part of the farm on which I now reside which lies west of a line drawn across said farm, said line commencing on the division line between my farm & that of the late James M. Seegar, ninety five perches from Mr. C. D...? Wright's land and ending on the division line between my land and that of Wm F. Parratt at the distance of thirty three and three fourths perches from said C. D...? Wright's land. To him the said Hopper E. Nicholson to have and to hold in fee simple.

Queen Anne's County, to wit: be it remembered that on the Eighteenth day of September in the year Eighteen hundred and Seventy six the following Mortgage Bill of Sale was brought to be recorded, to wit.
This Mortgage of Personal Property made this eighteenth day of September in the year Eighteen hundred and Seventy Six by Hopper E. Nicholson of Queen Anne's County State of Maryland, witnesseth That in consideration of the sum of Six hundred dollars due and owing by Hopper E. Nicholson to Joseph E. Elliott of said County and State and payable with interest therein one year after the date of these presents, the said Hopper E. Nicholson doth bargain and sell unto the said Joseph E. Elliott the following Personal property of the said Hopper E. Nicholson, to wit. One grey horse "Stonewall", one brown mare "Flora", one brown mare "Blanch", one wagon and harness, one horse cart, two cultivators, one double plow, four flushing(?) plows, two no. 7 Chanawith plows, one drag, one wheat rake, one wheat thresher, one corn sheller, one horse power, one hog, two carriages, and growing crop of corn, all said property on, used on and belonging on the farm where the said Hopper E. Nicholson now lives. Provided that if the said Hopper E. Nicholson shall pay the said Joseph E. Elliott the said sum of six hundred dollars and legal interest thereon from the date of these on or before the expiration of one year from the date thereof then these presents shall be void, else in full force and effect in law. And, the said Hopper E. Nicholson covenants that he will pay the aforegoing sum of money and interest thereon at the time herein before provided for payment thereof, and in case of default, will pay the costs and commissions attending the collection thereof.

Queen Anne's County, to wit: be it remembered that on the twenty fourth day of August Eighteen hundred and Seventy eight the following Deed was brought to be recorded, to wit:
This Deed of conveyence, made this twenty third day of August in the year eighteen hundred and Seventy eight by me Hopper E. Nicholson of Queen Anne's County, state of Maryland, witnesseth that for and in soncsideration of one thousand and twenty five dollars, the receipt whereof is hereby acknowledged, I, the said Hopper E. Nicholson, do hereby grant and convey, in fee simple, unto Sarah Louisa Nicholson all that tract of land which lies west of a line drawn across the farm of Mrs. Ann C. Nicholson which said line commences on the division line between the farm of the said Mrs. Ann C. Nicholson and the lands of the heirs of the late James M. Seegar, ninety five perches from the land of the late Coursey Wright, and ending on the division line between the land of William F. Parrott and the farm of the siad Mrs. Ann C. Nicholson at the distance of thirty three and three fourths perches from the land of the said Coursey Wright. The land or farm hereby granted being same which was granted unto me, the said Hopper E. Nicholson, by my mother, Ann C. Nicholson, by her deed of conveyance, dated the fourteenth dau of August Eighteen hundred and Seventy three and recorded in Liber WAGH(?) No. 1 folio 93, a Land Record Book for Queen Anne's County aforesaid, to which said deed reference is hereby made for a description of the land hereby conveyed.

I, Hopper Emory Nicholson, born in Centreville, Queen Anne?s County, Md., being now more than 21 years old and of sound mind, hereby mle this my last will and testament, to wit:
To my children, Joanna Taylor, Easton, Md., Thomas Hopper Emory Nicholson, 2905 Overland Ave., Lauraville, Md., and Mary Ella Harkins, Forest Hill, Md., I bequeath my entire estate both real and person to my three children.
The real purpose of this instrument is that I am hereby making and causing to be made my said children my sole beneficiaries.

Emory, subscribing witnesses to the aforegoing last will and testament of Hopper Emory Nichoson, late of said county, deceased, and made oath in due formof law that they did see the testator sign and seal said will; that they heard him publish, pronounce and declare the same to be his last will and testament; that at the time of him doing so he was to the best of their apprehension of sound and disposing mind, memory and understanding; and that they together subscribed their names as witnesses to this will in his presence and at his request and in the presence of each other.

He was a native of Queen Anne's County and for many years lived near Centreville. He left about 40 years ago. He is survived by two daughters - Mrs. Joanna Taylor, of Easton; the daughter with whom he made his home at Cooptown; and a son, Thomas H.E. Nicholson, of Baltimore. Mrs. Annie Price, formerly of Centreville, is a sister of the deceased. Burial in Chesterfield Cemetery.
